Domestic Energy Performance Certificates (DEPCs)
Domestic EPCs have been required for the sale, rent or building of all domestic properties since October 2008 and must be made available to any potential purchaser or tenant from the first day of marketing.
EPCs are undertaken by qualified energy assessors who have been trained through an accredited body. The time taken to complete the survey varies on the size of the property and includes a complete assessment of the heating and insulation of the property. The EPC that is produced gives the property a rating from A-G (A being the most energy efficient) and also comes with a recommendation report which outlines what you can do to further increase the energy efficiency of the property. Domestic properties in the UK currently account for 27% of the UK's carbon emissions and it is estimated by the Energy Saving Trust that by following the proposals in the reports property owners could save up to £300 per year in fuel bills alone.
The EPC is availably singly for properties to let and as part of a Home Information Pack (HIP) for properties being sold. The EPC is valid for 2 years, but it would be in the property owners interest to have the certificate updated if works took place that affected the heating or insulation of the property as this could improve the properties energy rating.
