What is the difference between a Commercial EPC and a Domestic EPC?

The Commercial EPC and the Domestic EPC both look very similar when complete, however the difference between them is how the assessment is undertaken on the property and who the assessor is:

• Commercial EPCs can only be undertaken by a qualified level 3 and/or level 4 registered Non-Domestic Energy Assessor.
• Domestic EPCs can only be undertaken by qualified Domestic Energy Assessors and are a lot quicker to undertaken than Commercial assessments as the buildings aren't generally as complicated.
• Commercial EPC assessments are more complex and require the measuring of all enclosed rooms, all windows, assessment of the heating and/or cooling systems in place and are split into three categories: Levels 3, 4 and 5. Level 3 properties are normally shops and office buildings and smaller buildings without air conditioning systems. Level 4 properties are normally substantially bigger than level 3 and have complicated air conditioning systems. Level 5 properties are buildings such as hospitals, shopping centres and highly complicated office blocks. Non-domestic energy assessors have to be qualified to level 3, 4 or 5 in order to undertake the assessments. You must have the right qualification to undertake the assessment.
• Each EPC (both domestic and commercial) has to be lodged with the Landmark registry. The prices for lodgement of a domestic EPC varies from £4-£8 and lodgement fees for commercial EPCs varies from £35 to £40
