Commercial EPCs
Since October 1st 2008, all commercial buildings over 50m2 (or under 50m2 unless detached) have required an Energy Performance Certificate (EPC) when being sold, let or built. Since January 2009, it has been a requirement that an EPC is available from the first day of marketing for any potential tenant or buyer that enquires about the property.
There are some exemptions to this rule which you can find on our Commercial EPC FAQ page and if you are still unsure whether your building is exempt then just give us a ring and we'll be happy to advise you. The EPC itself is valid for 10 years unless alterations are made to the building that affect the heating/cooling systems or where building regulations are required.
Trading Standards have been targeting businesses since the end of March 2009 and where an EPC isn't in place this is resulting in fines of up to 12.5% of the rateable value of the building to a maximum of £5000.
